It's as well prepared as we can be, grass mowed and no leaf litter, lucky for us a 30 ton excavator did some clearing on thr wrong side of the fence, oh sorry i mean storm damage we cleaned up. As you say karma or luck on the day.

The way too tell your risk of flooding is too look at your insurance policy, if it says "We offer flood insurance for you at no extra cost" the chances of you flooding are so slim it's almost not calculable. Unfortunately what they don't say is "we claim the flood insurance is free but we still have to increase the premiums so the CEO can have another holiday".

Be interesting too see how things change this year when the Fire Services levy is supposed to be removed from insurance and added to council rates.
